Questions
- At what price does transfer duty start?
- Property valued at R1,210,000 or below pays no transfer duty under the 2025/26 brackets. Above that, duty is charged on a sliding scale from 3% up to 13% on the portion above R13.31m.
- Is transfer duty the same as bond registration cost?
- No. Transfer duty is a SARS tax on the property transfer. Bond registration and conveyancing are separate legal fees paid to attorneys, calculated on the loan and purchase amounts.
- Does a bigger deposit lower my transfer duty?
- No — transfer duty is calculated on the full property price, not the loan. A larger deposit lowers your monthly repayment and total interest, but not the duty.
