Questions

Does this include the cost of land?
No. The estimate covers construction only — building work, materials, and labour. Land, transfer costs, professional fees (architect, engineer, QS), and municipal connection charges are separate.
How accurate is a per-m² estimate?
A per-m² rate is a planning-stage guide. Real costs depend on finishes, site conditions, foundations, and services. For a tender-ready figure, price the actual Bill of Quantities — that is what the BoQ Pricer does.
Why is the Western Cape more expensive than Limpopo?
Regional cost factors reflect labour rates, material transport distances, and market demand. The Western Cape runs ~15% above the national base; the northern provinces run below it.
