- Does this include the cost of land?
- No. The estimate covers construction only — building work, materials, and labour. Land, transfer costs, professional fees (architect, engineer, QS), and municipal connection charges are separate.
- How accurate is a per-m² estimate?
- A per-m² rate is a planning-stage guide. Real costs depend on finishes, site conditions, foundations, and services. For a tender-ready figure, price the actual Bill of Quantities — that is what the BoQ Pricer does.
- Why is the Western Cape more expensive than Limpopo?
- Regional cost factors reflect labour rates, material transport distances, and market demand. The Western Cape runs ~15% above the national base; the northern provinces run below it.
