Cost to build a warehouse in Johannesburg

Gauteng · 2026 estimate

Based on Setout’s estimate model, building a warehouse in Johannesburg costs roughly R 5 400R 8 800 per m², with a typical rate around R 6 900 per m². Here’s how that breaks down, and how we calculated it.

A worked example

A 1000warehouse at the typical R 6 900/m² works out to about R 6 900 000 for construction. Of that, labour is roughly 27% (~R 1 863 000); materials and plant make up the rest.

Building in Johannesburg

Johannesburg sits in Gauteng, one of South Africa's highest-cost provinces on published industry estimates — a function of metro demand, concentrated labour, and material logistics. The defining local cost driver is dolomitic ground: parts of greater Gauteng are underlain by dolomite that dissolves to form sinkholes and highly variable bedrock. Engineers describe the resulting premium as a "dolomite tax" — it forces SANS 1936 stability investigations before development and can mean raft foundations, ground improvement, and heavier buried-services detailing. High water tables in places add waterproofing and basement cost. On a Johannesburg build, ground conditions are the line item most likely to surprise a budget.

What drives the cost of a warehouse

Warehousing is the cheapest building type per m² because most of the enclosed volume is empty. A portal-frame or steel structure with sheet cladding covers large spans with little material per square metre, and finishes are minimal. The real cost sits in a few items: the floor slab (thickness and flatness are specified to the racking and forklift loads), the eaves height, and any office, ablution, or cold-storage components, which are priced at a much higher rate than the bare shed. Fire compliance and sprinklers scale with size.

How we calculated this

AECOM 2025/26 base rate for Warehouse (Gauteng-anchored, excl. VAT, professional fees and site works) adjusted by the Gauteng provincial factor (×1), derived from ooba's provincial build-cost table with Gauteng set to 1.0. Figures are planning-stage estimates, not a quote or a survey. Labour assumed at 27% of total (typical 25–30%). Excludes land, professional fees, VAT, and municipal contributions.

Questions

How much does it cost to build a warehouse in Johannesburg?
Based on Setout's estimate model, roughly R 5 400–R 8 800 per m² (typical R 6 900). For a 1000 m² warehouse, that's around R 6 900 000 for construction — excluding land, professional fees, VAT and municipal costs.
Why is a warehouse so cheap per m² compared to other buildings?
Because most of the volume is empty and the finishes are minimal. A portal frame with sheet cladding spans large areas with little material per m². The cost concentrates in the floor slab (specified to the loading), the height, and any office or cold-storage areas — which are far dearer than the bare shed.
What drives the cost of a warehouse floor slab?
The loading and flatness requirements. Racking and forklift traffic dictate slab thickness, reinforcement, joint design, and surface flatness tolerance. A high-bay racked warehouse needs a far heavier, flatter slab than a general store, and that single element can be a large share of the build.
Why is building in Johannesburg priced this way?
Johannesburg is in Gauteng. Our model applies a provincial cost factor to a national base rate to reflect local labour rates, material transport, and market demand.
What is not included in this estimate?
The rate covers building work and materials only. It excludes the land, professional fees (architect, engineer, quantity surveyor), municipal connection and contribution charges, VAT, and any abnormal site or foundation costs. For a tender-ready figure, price the actual Bill of Quantities.
