What drives the cost of a warehouse

Warehousing is the cheapest building type per m² because most of the enclosed volume is empty. A portal-frame or steel structure with sheet cladding covers large spans with little material per square metre, and finishes are minimal. The real cost sits in a few items: the floor slab (thickness and flatness are specified to the racking and forklift loads), the eaves height, and any office, ablution, or cold-storage components, which are priced at a much higher rate than the bare shed. Fire compliance and sprinklers scale with size.
