Building in Cape Town

What drives the cost of a house (luxury)
Luxury homes are priced by their specification, not their size. Imported tiling and sanitaryware, hardwood joinery, aluminium or steel glazing, home automation, and features like pools, cellars, and extensive landscaping can double the rate of a standard house. Structural ambition — cantilevers, large clear spans, double-volume spaces, basements — adds engineering and formwork cost. Professional fees are also higher because the design and documentation are more involved. On a luxury build the finishes and services, not the brick-and-mortar shell, dominate the budget.
