What drives the cost of a townhouse complex

Townhouse complexes benefit from repetition: the same unit built many times amortises design, formwork, and setup costs, so the rate per m² is usually below a comparable standalone house. Shared party walls reduce external wall area and materials. Against that, the development carries shared infrastructure the buyer still pays for — internal roads, bulk services connections, stormwater, boundary walls, and often a clubhouse or landscaping — which is why the all-in cost of a unit exceeds the bare building rate.
