What drives the cost of a retail / shop

Retail spans a wide range because 'retail' covers everything from a shell shop to a fully-fitted store. The base structure is relatively cheap; cost concentrates in the shopfront and glazing, services (lighting, air-conditioning, fire), and the tenant fit-out. Standalone shops and strip retail sit at the lower end; enclosed malls carry common-area, parking, and mechanical costs that push the rate up. As with offices, shell-and-core versus fitted-out is the key question behind any per-m² figure.
